Attracting Prospects and Leads to Your Real Estate Web Site

There are two kinds of people you will attract to your real estate web site. Prospects are the people that you find and send to your site. Leads are the people that find your site and come to you. As discussed in my Ultimate Buying and Selling Machine course, leads are always hotter than prospects. But the nice thing about your web site is that it does a part of the sales process for you.

People will come to your web site either to find a house to buy or rent, or to sell you a house. If your web site is designed well, it should do a good job of both roles.

Here are four good rules of thumb when designing your real estate web site or sites.

1. Design a site to do what your site is meant to do

If you are looking to wholesale and retail real estate, you don’t want a website that looks like it is meant to rent houses or looks like it is about property in a location other than where you are selling your properties. Your web site should target your niche market and location. You don’t want to waste time or money driving people to a website that doesn’t offer what they think they are coming in to find. If your site is about rentals, make sure your keywords are driving in traffic of people looking for rental property. If your site is about buying homes, make sure your keywords are driving in traffic of people looking to sell their homes.

2. Design a site targeted for your location or locations

If your main location is one city or state, make sure your keywords are relevant to that location. When your houses are all in one particular city or state, create a web site that targets that area. You can do this by providing information from http://www.citysearch.com or your local visitors bureau. Don’t mislead web site visitors by providing content that isn’t relevant to your location. Likewise, if your properties are all multi-residential, don’t provide unnecessary information about single family housing or commercial real estate. Your search engine rankings directly correlate to your keyword density. If you waste precious keyword density by focusing on information that isn’t relevant to your niche market, you are giving up high search engine rankings.

When your know your site’s service area, you can better focus your advertising for leads in that service area. If you offer properties in several unrelated areas, you might want to consider having multiple web sites targeting each area.

3. Design a site with high quality content

If your web site is focused on a particular area and you create high quality content about that area, the search engines will love you and will give you better rankings. A web site about homes for sale in Columbus, Ohio should have quality, relevant content about Columbus and the surrounding areas so that the search engines recognize it as being relevant, spider and index it often, and return it high in the search results when web surfers are looking for homes or information about Columbus, Ohio. You don’t want to give up good search engine rankings by watering down your keywords with irrelevant information about cities named Columbus in other states or other major cities in Ohio not a commutable distance from Columbus.

You can provide good, useful content about Columbus, Ohio by being knowledgeable about your niche location and by keeping your site updated. You might want to give your web site visitors useful information about local taxes, schools, best places to eat or shop, or local politics. This makes your site relevant to searches on Columbus, Ohio and gives you better search engine rankings. Which in turn gives you better quality leads and prospects.

4. Design a site that is focused on your niche location and market

Finally, if your site stays focused on your market then you are always getting the most bang for your advertising buck and your web site ownership expenses. When your web site remains focused on its unique location and market you are giving internet searchers exactly what they come to the site looking for. Therefore, even if you don’t have the property that they are looking for on their first visit, they will bookmark your site and return over and over again.

Designing a web site for your real estate business with the above key points in mind will attract the highest quality visitors bringing you a much higher conversion rate of buyers and sellers, prospects and leads.
