How to Choose the Right Real Estate Property
Choosing from the huge selection of real estate for sale can be very confusing and extremely time consuming. Especially if you are interested in real estate from an investment point of view, you have a crystal clear idea in mind of what you want in a property to purchase, but you can't seem to find just those properties that meet most or all of your requirements. How can you avoid spending unnecessary time looking at all of the wrong properties instead of visiting only the ones you might actually consider buying? Here are some tips and tricks when seeking a listing, whether residential or commercial, in real estate for sale that will help you sort through most of the confusion and find the good properties amongst all the rest. What real estate attributes matter most to you when looking for investment properties? Most investors who are looking for rental properties or homes to wholesale or flip will look for homes that will easily sell to a certain type of person or persons. Are you looking to sell to families? Do you need a specific location to be near schools? Are you planning on renting to military personnel and need to consider being near a base? Do you really not care about location as long as you can have certain property features such as fenced yards or three bedrooms and two baths? Do you need the space to add on to this home or to renovate before selling or renting out? This is all a matter for each person to determine before buying real estate for sale. If you are an investor looking for real estate, you will want to sit down and make a list of features that are the most important to you in investing in a home. If you are a family who is looking to purchase a home, it is a good plan to sit down as a family and list the desires of each family member, incorporating as many desires as possible into the final list of what the real property must provide. Size is always an issue when looking at real estate for sale. A childless career couple will probably desire a small cottage while a big family will have to have lots of bedrooms in their real property. No matter where in the spectrum you plan to invest, size is important. Define exactly what size you'd most prefer to seek out in real estate investment properties. Do you want three bedrooms; one master, one for guests and one to turn into an office? Would you be able to rent or resell to someone investing in a home with only two bedrooms? How many bathrooms do you feel you have to have in order for a renter or a resell property to be valuable? Does the family gather in the kitchen? If so, a huge kitchen is more important than a huge living room perhaps. You will also want to consider what type of heating and cooling most people prefer in real estate for sale? Some people strongly prefer gas over electric heat while others prefer the clean, easy comfort of an all-electric home. You will also most definitely want to consider whether the property has central air conditioning, especially if you live in a warm climate area, where it would be nearly impossible to get through the summer months without air conditioning. Keep in mind that if the property you are considering purchasing does not have central air, this should not be a deterrent for purchase, because adding air conditioning will only increase the value of the sale of the home when flipping or renting it out. A fireplace is another great option for cold winters but does require maintenance. If you plan on renting out the home, keeping the fireplace up to code will most likely mean having someone come out to inspect the fireplace at least every one to two years. List your choices so that your real estate agent can choose properties that reflect your personal and professional tastes. If the real estate for sale that you are seeking is meant to be low maintenance, you may choose not to include a swimming pool or spa – or even a large lawn. These things all require time and energy for maintenance. If you are planning to resell the house, you will want to consider how appealing a large landscaped yard will be to the general public? As well, depending on what part of the country you are in, pools can be a great investment or they can be extremely time consuming. Unfortunately in many parts of the Northern U.S., pools have to be winterized and covered and are often more work than they are worth. On the other hand, these can be great things for allowing a family to spend quality time at home together and have lots of fun, and if you find the right family, this may be an asset to your real estate investment. If you are purchasing the home for your own use, you will want to consider your own lifestyle. This is especially important to convey to anyone helping you select real estate for sale to visit. A qualified, caring agent will take into account your requests when choosing listings to recommend. It is very annoying to request one-story no-stairs properties because someone in the family is disabled and can't climb stairs only to be taken from property to property, all of which have stairs. Even if you are only investing in the home simply to flip the house and resell it or to rent it out, you should have lifestyle options in mind. Do you prefer one story ranches for your renters? If you have rented before you might notice certain features that all renters all looking for, like a basement or a large living room? Be sure to convey these lifestyle choices to your real estate agent. Many real estate agents provide a checklist of attributes for you to prepare your real estate priorities. This simply helps ensure they find the right real estate for sale for you. However, if you have a great agent who doesn't use this type of checklist, you can create one of your own. Simply sit down and make a list of what matters in selecting an investment property and come up with a final list for the agent to use in ruling out properties that aren't acceptable for you. By first learning how to find only properties that you may consider buying, your search for the right real estate for sale will be much, much shorter, much more pleasant and you can find the right place for you in a relative short time and get started on making this home an excellent investment property for you!
