South Carolina real estate offers many options if you are thinking of moving to this southern state. It makes a great place to live, work and raise your family and an even better place to look for investment properties to refurbish and sell to some of these families who are interested in moving to the South Carolina area. South Carolina is also a popular place to own a vacation home or rental property and many people look forward to retirement and the slow, laid back lifestyle found here.

South Carolina real estate is perhaps most expensive along the shorelines. The Atlantic Ocean provides gorgeous vistas from Myrtle Beach in the north to Beaufort in the south. One of the industries along the shoreline is commercial fishing and it is quite a pleasure to sit outside and watch the commercial shrimp boats and other types fishermen come and go from their day's work. Frequently South Carolina real estate right along the shoreline consists of homes that are built on stilts to prevent severe damage during storms and hurricanes which do occasionally hit the regions.

South Carolina real estate around Charleston, a major port city, is probably the next most expensive because of the popularity of this city. With military bases located nearby, there is a large turnover in the real estate market, allowing some of the best homes to go for higher prices than average. This is a great place to consider investment properties even though the prices may be a bit higher to initially invest, since many military families will often be looking for only year rental properties or may also look for properties to purchase at a reasonable cost. Since many military families will only be in the area for a year or two, they will not have a great deal of time or energy to refurbish a home, so they would be extremely interested in a flipped house where cosmetic assets have already been added onto the house.

Columbia, the capitol city of the state of South Carolina provides real estate opportunities for anyone. There are plenty of employers in Columbia besides the state government. Of course, it is one of the larger employers in the area. This inland city provides historic monuments and many years of interesting history. In fact, as part of the Confederacy during the Civil War, South Carolina as a whole offers a great experience for learning about our nation's colorful past. Columbia may not be the place to look for wholesale or flipping opportunities, depending on the population you plan to sell to, but this would definitely be an excellent place to consider either long or short term rental properties.

As South Carolina real estate moves farther inland, the altitude rises. There are some hilly regions and even a few mountains in the state that provide great hideaways for those who want to escape the city life and live in a more rustic area. These homes are often on acres of land and allow you to enjoy solitude seldom found in the busy, crowded world today. For investment purposes, you will want to be careful about purchasing homes in rural areas, though, as selling and reselling or even renting properties in the rural regions will be a difficult task compared to the beach locations or the larger cities like Columbia and Charleston.

One option you may want to consider for investment in the rural areas is purchasing a hunting lodge as a piece of South Carolina real estate can make a fun winter vacation spot to rent to others or to simply remodel and resell to another family who would love to live the rustic life. If you wanted to further your investment opportunities, you cal also consider purchasing a parcel of land on which to build someone’s future retirement home or to simply resell the land at a higher price after the land value goes up.

South Carolina is bound by four states: Georgia, Tennessee, Kentucky and North Carolina. There are beautiful homes along these border regions that can even permit you to buy South Carolina real estate as a home base and find employment across the state line in another state, so don’t count out the option of purchasing investment real estate in these locations either. There are plenty of employees who travel to these four surrounding states on a daily basis for employment, so you may want to further investigate to find out if any of these regions have a large factory or manufacturing plant nearby, that would mean a large opportunity for investments in real estate.

For those who love to travel, South Carolina real estate is a perfect base from which to move. It is only hours from Atlanta, Knoxville, Louisville, and many other historic and highly cultural cities in the south. In fact, it isn't that far a drive up to Washington, the nation's capital, for a true visit into history as well as modern politics.

If you want to purchase South Carolina real estate as a place to raise your own family, or you want to convince others that South Carolina is a great place to live, you'll be happy to know that crime rates are low and so are property taxes. Even the pace in the largest cities of South Carolina does not come near life in the hustle and bustle of, let's say, Chicago, Detroit or New York. Traffic jams are practically unheard of in this state and the roads are modern and well-maintained.

You can locate South Carolina real estate in close proximity of great schools. These towns are the sort of towns where people built close to schools so their children could walk or ride their bikes to school each day – and many still do. There are many major state and private universities for higher education as well.

With the beaches, uplands and historic venues, you'll find many vacation spots without leaving the state if you decide to begin purchasing investment South Carolina real estate. Winters are mild and seldom will snow storms ground your plans for moving forward on the selling of a home. Although summer has that southern mugginess it is not as harsh as many other locations in the south, such as Alabama, Florida or Georgia.

Whether you are planning to use your South Carolina real estate investments as a first or second home, vacation get away or retirement home, you'll find yourself enthralled by the entire state. The people are charming and the architecture unique. It is, simply put, a great place to live, work and raise a family.
